You heard Navarre is cheap and close to the beach. Here's what they left out.


Navarre, Florida sits right between Fort Walton Beach and Pensacola on Highway 98, and over the last five years, it's gone from a sleepy little beach town to one of the fastest-growing areas on the Emerald Coast. Median home price right now? About $450,000. That's up significantly from $300,000 just five years ago. Five reasons people love Navarre


The beach access is hard to beat. You're five to ten minutes from the Gulf of Mexico when you live in Navarre proper. Compare that to Pensacola or Fort Walton Beach, where you're looking at a 20-minute drive to the sand. And when you get to Navarre Beach, you're looking at the same white sand and emerald water as Destin — just without the crowds. Navarre also has one of the largest fishing piers in Florida, stretching over 1,500 feet out into the Gulf. Plus, the sound side gives you calm water for paddleboarding, kayaking, and bringing the kids out on a quiet afternoon.


The schools are strong. Navarre's school district ranks 18th in Florida overall, putting it in the top 30% statewide. Graduation rates sit around 91%, and they're building a brand-new high school right now. For families with school-age kids, that matters.


The price point is still competitive — for now. You're getting the same Gulf access as Destin at roughly 35 to 40% less. A comparable house in Destin would run you into the mid-$600s. That said, the gap is shrinking fast. If budget is your number one priority, I'm going to steer you toward Crestview (32536), Pace (32571), or Milton (32570) — those are where the real value deals are in Northwest Florida right now.


Crime rates are low. Depending on which dataset you pull from, Navarre ranks between 65% and 99% safer than the national average. It's a family-oriented town. You're not going to see the spring break party scene that hits Destin and Pensacola Beach. Tourists come here, but they come with their kids and their fishing rods, not their beer bongs.


The commute to Hurlburt Field and Eglin is manageable. Hurlburt is a 20 to 25-minute drive from most parts of Navarre. The Eglin side of things depends on where you work on base — if you're on the Navarre side, you're about 45 minutes out. Highway 98 traffic can get backed up if there's an accident, but day-to-day it's not as bad as people make it sound. For a military family getting beach-town living at this price, that commute is a fair trade.


Five things that might change your mind


Wetlands are everywhere. Navarre was built in a swamp — there's no way to sugarcoat that. Your backyard might look like a nature preserve, and that's because it kind of is. That means mosquitoes, snakes, spiders, and wildlife you didn't plan on meeting. If you're house hunting in the 32566 zip code, make sure you understand exactly what's behind your fence line.


Limited shopping and restaurants. There's no Target, no Sam's Club, and no big-box retail. They have a Publix, a Starbucks, a Buffalo Wild Wings, and a solid ABC Liquor. But if you need anything beyond the basics, you're driving to Pensacola or Fort Walton Beach. It's growing, but it's not there yet.


Hurricanes and flood zones are real. About 28% of Navarre falls into FEMA-rated flood zones. If you have a mortgage, you will be required to carry flood insurance — that's an extra $1,000 to a few thousand per year depending on the zone. I flooded my own house when I first PCS'd to this area because nobody explained flood zones to me. That experience is exactly why I make sure every client I work with understands this before they put in an offer. The job market is thin. Outside of the military and hospitality, the job options in Navarre are limited. Most people who live there commute to Pensacola, Fort Walton Beach, or one of the nearby bases for work. If you're PCSing in, this probably doesn't matter. But if you're a civilian moving for lifestyle, have a job lined up first.


Summer traffic will test your patience. Memorial Day through Labor Day, Highway 98 and the bridge to Navarre Beach can gridlock. The same five-minute drive that takes you to the sand in February might take you 30 minutes in July. It's the price you pay for living in a beach vacation town. The off-season more than makes up for it, though.


So who is Navarre actually for?


Military families at Hurlburt Field or the Navarre side of Eglin. Families who want top-tier schools and low crime. Beach lovers who want Gulf access without Destin prices. If you're PCSing to this area, Navarre deserves a serious look.


If budget is the priority, look at Crestview, Milton, or Pace. If you want city amenities and nightlife, Pensacola or Fort Walton Beach are better fits. And if hurricanes and flooding give you real anxiety, we can find areas in the Pensacola metro — like parts of 32514 or 32503 — that sit well outside the flood zones.
