What to Know Before PCSing to Corry Station

Corry Station hosts the Center for Information Warfare Training, about four miles north of NAS Pensacola. Most people here are students on a defined pipeline, which changes the buy-versus-rent math considerably.

What Corry Station does

Corry Station sits about four miles north of NAS Pensacola off Navy Boulevard, and it is a completely different world from the flight line.

It is home to the Center for Information Warfare Training headquarters at 640 Roberts Avenue, and to Information Warfare Training Command Corry Station. The pipelines here are Cryptologic Technician "A" school and Block 0 and 1 courses, Information Systems Technician schools, and Cryptologic Warfare and Information Professional officer courses.

If you are a CT or IT rating, or a CW or IP officer, this is your gate — not the NAS Pensacola main gate. That distinction matters more than it sounds, because it changes which neighborhoods are actually convenient.

One clarification worth making: you may see "200 courses" and "26,000 students a year" attached to Corry Station. Those are CIWT enterprise-wide figures across four schoolhouses, two detachments and sites in the United States and Japan — not Corry alone.

Where to live

Corry's position north of NAS Pensacola opens up areas that would be a long run to the main gate.

Closest and most affordable — West Pensacola, Bellview and Myrtle Grove. Escambia County schools, shortest drive.

Established and walkable — East Hill, Pensacola Heights and Cordova Park are an easy run to Corry and considerably more settled in character. Downtown Pensacola and Palafox Street are right there.

More house per dollar — Cantonment and Ferry Pass sit north of the city. Thirty to forty minutes, noticeably more square footage, same Escambia district.

Across the bay — Gulf Breeze and Tiger Point are possible, but you are adding the Three Mile Bridge to a commute that does not otherwise need it.

Buy or rent on a school pipeline?

Most people at Corry are here for a defined course length, and this is the question everyone asks.

The honest answer depends on three things: how long your pipeline actually runs, whether you have full VA entitlement, and whether you would hold the house as a rental afterward.

One Florida rule shifts the math in your favor. Florida Statute 196.061 says renting out a homestead normally counts as abandoning it — but military transfer orders are an explicit exception. Valid orders preserve permanent-residence status for you and your spouse while the home is rented. So if you buy, PCS out and rent it, you do not lose your homestead exemption.

Combine that with an assumable VA loan at a low rate, and a two-year tour can pencil out in a way it would not in most markets. It does not always. Talk it through before you decide.

Why Work With a Military Relocation Specialist?

The BE MORE Group is a veteran-led team at Levin Rinke Realty, and military relocation is not a side line for us — it is the work. Founder Caleb Drake is a military veteran who was stationed at NAS Pensacola twice over ten years. Aaron Howard served in Air Force special operations at Hurlburt Field. Nate Baldwin spent more than 20 years as a Special Operations officer across the Army and Air Force. Every one of us has run this move ourselves, so we plan around report dates and gate commutes rather than a generic 45-day escrow.
