What NAS Pensacola actually is
NAS Pensacola is the anchor of the whole complex and the reason most people reading this are moving here. Roughly 16,000 military and 7,400 civilian personnel work across 94 DoD tenant commands, and close to 60,000 students graduate from its training programs in a year.
It is the Cradle of Naval Aviation. Every Navy and Marine Corps aviator begins here. Training Air Wing Six trains Naval Flight Officers, flying T-6A Texan IIs and T-45C Goshawks and turning out about 300 graduates a year. NATTC puts roughly 23,000 aviation personnel a year through technical training.
Two things most guides miss. The Air Force's 479th Flying Training Group trains Combat Systems Officers on the same field. And the Blue Angels are stationed at Forrest Sherman Field during show season — 2026 is their 80th anniversary year.
One practical note before you start looking at houses: the host command also supports Corry Station, Saufley Field and Bronson Field. "NAS Pensacola" on your orders may not mean the main gate. Confirm which installation first.
Where to live, by commute
Drive times below are off-peak on clear roads, measured to the main gate at Navy Boulevard and Duncan Road.
- Warrington and Navy Point — about 5 minutes. Closest and most affordable, Escambia County schools.
- West Pensacola — about 8 minutes. Short drive, established.
- Downtown Pensacola — about 12 minutes. Walkable, Palafox Street, real restaurants.
- Gulf Breeze — about 25 minutes. Santa Rosa County schools, and a commute that lives or dies on one bridge.
- Perdido Key — about 25 minutes. Often quoted as 10 to 15; it is 13.8 road miles. Heaviest insurance exposure in the area.
- Cantonment — about 34 minutes. More house per dollar.
- Pace — about 34 minutes. Santa Rosa schools, better value than Gulf Breeze.
- Milton — about 45 minutes. Natural choice for Whiting Field, a long run to NASP.
- Navarre — about 55 minutes. Closer to Hurlburt than to NAS Pensacola.
Anything east of the bay depends on the Pensacola Bay Bridge — six lanes of US 98, fully reopened in March 2023 after Hurricane Sally destroyed the old span in September 2020. Drive your route at your actual report hour before you make an offer. Published drive times assume empty roads.
Base housing at NAS Pensacola
Balfour Beatty Communities runs 531 units across eight neighborhoods: Andrew Jackson Court, Barrancas, Billingsley, Cabaniss Crescent, Corry Village, Lighthouse Terrace, North Avenue and Old Hospital. Two, three and four bedrooms, two pets allowed.
Published wait estimates: 3 to 6 weeks for E1 through E9. One to three months for E7 through E9 and for W1 through O4. Eighteen to twenty-four months for O5 and above. Those are DoD estimates and they swing hard with the summer PCS cycle. If you are O5 or above, plan on buying or renting off base.
What happens to your BAH. In privatized housing — which is what this is — you keep drawing BAH and assign it to the landlord, normally by allotment, with rent capped at your BAH. Where the community sets rent below BAH you keep the difference. Only in government-owned quarters is BAH not authorized at all. Live off base and you receive your BAH and keep whatever you do not spend.
Utilities are not free either way. The Resident Energy Conservation Program carves a utility allowance out of BAH, groups like homes together with a 10 percent buffer above and below the group average, bills you over the band and rebates you under it.

Schools
Escambia County earned an A in the 2025-26 Florida Department of Education grades, up from a B. Escambia holds Purple Star recognition school by school — 35 schools currently — rather than at district level.
Strong options nearby: N.B. Cook Elementary (magnet), Cordova Park and A.K. Suter at elementary. Brown Barge Middle (magnet), J.H. Workman and Ransom. West Florida High School of Advanced Technology (magnet), Pensacola High and J.M. Tate at high school.
The benefit almost nobody knows about. Escambia's controlled open enrollment plan automatically selects dependent children of active-duty personnel whose move resulted from orders within the last 12 months, on submission of a copy of orders, provided you live in the county on arrival. That is a real advantage over civilian applicants in a lottery. Ask about it by name.

FL064, Pensacola — shared with Corry Station, Saufley Field and NAS Whiting Field. Eglin, Hurlburt and Duke Field are FL056 and pay differently. Run your pay grade and duty ZIP through the DTMO BAH rate lookup before you set a budget.
