What to Know Before PCSing to Eglin AFB

Eglin sits three miles southwest of Valparaiso in Okaloosa County and covers a 724 square mile land range. Five wings, four wing equivalents and 35 associate units. Your BAH area here is FL056, not Pensacola's FL064.

What Eglin is

Eglin sits about three miles southwest of Valparaiso, eight miles northwest of Fort Walton Beach, and 60 miles east of Pensacola. It serves roughly 20,000 personnel across five wings, four wing equivalents and 35 associate units, and its land range covers 724 square miles.

The 96th Test Wing is the host — weapons and cyber test and evaluation, eight groups, more than 3,200 facilities, a budget over $630 million.

The 33rd Fighter Wing runs F-35A graduate flying and maintenance training for the Air Force, Navy and Marine Corps. Fifty-nine F-35As authorized, over 1,400 personnel, and annual output of 59 F-35 pilots and about 1,500 maintainers.

The Army's 7th Special Forces Group (Airborne) is based here, covering an area of responsibility spanning 32 countries and roughly 15.6 million square miles across Central and South America and the Caribbean. It moved from Fort Bragg in 2011 — more than 1,800 soldiers and 3,000 dependents onto a 500-acre, $380 million cantonment.

Also on the reservation: the 6th Ranger Training Battalion and the Navy EOD School.

Where to live

Niceville and Valparaiso — ten to twenty minutes to the gate, on Choctawhatchee Bay. Quiet, established, intentionally unflashy. Northwest Florida State College is here. This is the school-first choice.

Fort Walton Beach and Mary Esther — 5 to 15 minutes to either Eglin or Hurlburt, more amenities, strong rental market.

Crestview — 25 to 40 minutes, the county seat, and the most space for your dollar on the entire Emerald Coast. New construction at lower price points, bigger lots, Blackwater River State Forest nearby. Same A-rated district as the coastal schools.

Destin and 30A — premium beach living at premium prices. Traffic gets real March through August; September to February is the sweet spot.

Navarre — quieter and coastal, in Santa Rosa County, between Eglin and Pensacola.

Schools

Okaloosa County is A-rated with the district-level Purple Star designation.

Niceville Senior High ranks among Florida's strongest. Collegiate High at NWFSC reports 100 percent college readiness. Ruckel Middle and Plew Elementary are well regarded. Crestview High is solid with growing enrollment.

Practical notes

Traffic on SR 85 and US 98 is shaped by the reservation — there are fewer ways around it than a map suggests. Drive your route at your report hour before you commit to a neighborhood.

Tourist season runs March through August, and Spring Break is the peak. Locals learn the back roads. September to February is genuinely lovely and much quieter.

On the money side: no state income tax, a $51,411 homestead exemption for 2026 with a March 1 deadline, and a Save Our Homes cap of 2.7 percent. If you are establishing Florida residency in 2027 or later, read up on Amendment 3 before you close — new residents from January 1, 2027 are treated very differently from people already here.
