BAH Rates Pensacola FL: 2026 Housing Allowance by Base

Your seven local installations sit in two different housing allowance areas, and the gap between them runs from $291 to over $1,100 a month for the same rank. Here is which one you are in and what it pays.

What to Know Before You Budget

BAH here is not one number. The seven installations around Pensacola and the Emerald Coast sit in two separate military housing areas that pay very differently, and your rate is set by the gate you report to rather than the address you buy.

First, which BAH area are you actually in?

The seven installations around Pensacola and the Emerald Coast sit in two different Military Housing Areas, and they pay very differently. This is the single most common budgeting mistake families make before they arrive.

The gap between them is bigger than anyone tells you

Fifty miles of US 98 separates these two areas. The allowance difference for the same rank is not a rounding error.

  • An E-5 with dependents draws $1,863 at Pensacola and $2,433 at Eglin — $570 more a month, $6,840 a year.
  • An E-7 with dependents: $2,256 against $2,841. $585 a month.
  • An O-3 with dependents: $2,271 against $3,399. $1,128 a month — over $13,500 a year.

If you are choosing between assignments, or comparing this PCS against your last one, that is the number that actually moves your budget. It is also why a house that looked affordable to a friend at Hurlburt may not be affordable to you at Corry Station.

There is no "FL023 Fort Walton Beach"

You will see a FL023 Fort Walton Beach housing area quoted on relocation and real-estate sites covering this market, including in page titles. No such code exists.

The 2026 DTMO rate file contains 338 military housing areas nationwide. FL023 is not among them, and Florida has no Fort Walton Beach MHA at any code. Okaloosa County — Fort Walton Beach, Mary Esther, Niceville, Crestview and Destin included — is FL056, the Eglin AFB military housing area.

If you have budgeted against a figure labelled FL023, check it again before you make an offer on anything.

Rates are set annually and change every January. Check the year on any BAH figure you find, including this one.

BAH follows your duty station, not your house

Your rate is set by where you report, not where you live. Report to Hurlburt and buy in Navarre — a different county, a different school district — and you still draw FL056. Report to Corry Station and buy in Destin, and you draw FL064 while paying Destin prices.

That cuts both ways, and it is worth the arithmetic. If your rate is fixed by the base and your costs are set by the address, then choosing the address well is the only lever you actually control.

What happens to your BAH in base housing

This gets stated wrong constantly. You do not forfeit your BAH in privatized housing.

In privatized housing — which is what Balfour Beatty runs at both NAS Pensacola and Whiting Field — you keep drawing BAH and assign it to the landlord, normally by allotment, with rent capped at your allowance. Where the community sets rent below BAH, you keep the difference. Only in government-owned quarters is BAH not authorized at all.

Live off base and you receive the full allowance and keep whatever you do not spend.

Utilities are not free either way. The Resident Energy Conservation Program carves a utility allowance out of BAH, groups comparable homes with a ten percent buffer above and below the group average, bills you over the band and rebates you under it.

What your BAH actually buys in Northwest Florida

An allowance is a monthly figure, and a mortgage is only part of a monthly payment. In this market the other parts are unusually large.

Property tax varies by more than a thousand dollars a year on the same house depending on which side of a city line it sits, and homeowners insurance including wind runs into four figures annually across all three counties. Insurance decides more deals here than the mortgage rate does.

So the honest answer to "what can I afford on my BAH" is that nobody can tell you from the allowance alone. The full Florida costs guide has millage by county, the homestead rules and current insurance figures.

If your situation is not standard — dual military, a dependency status change mid-tour, BAH-Differential, or Reserve duty of fewer than 30 days — confirm it with your finance office rather than a website.

Where Your BAH Goes Furthest

Within FL064, Warrington and West Pensacola stretch an allowance furthest — shortest commute, lowest prices, unincorporated Escambia millage. Cantonment and Beulah buy more square footage for the same money if you can absorb the drive. In FL056, Mary Esther sits right outside the Hurlburt gate and Crestview is the most house per dollar anywhere on the Emerald Coast. Coastal addresses in either area cost more to own than their sticker price suggests, because windstorm and flood premiums land on top of the mortgage.

Which BAH area is NAS Pensacola in?

No. Hurlburt Field, Eglin AFB and Duke Field are FL056, the Eglin AFB area. Pensacola is FL064. The gap is substantial: an E-5 with dependents draws $2,433 at Eglin against $1,863 at Pensacola, a difference of $570 a month.

Is Hurlburt Field the same BAH area as Pensacola?

It does not exist. The 2026 DTMO rate file lists 338 military housing areas nationwide and FL023 is not among them, and Florida has no Fort Walton Beach MHA at any code. Okaloosa County, including Fort Walton Beach, Mary Esther, Niceville, Crestview and Destin, is FL056. Check any figure labelled FL023 against the official DTMO lookup.

What is the FL023 Fort Walton Beach BAH area?

No. BAH is set by your duty station, not your address. Report to Eglin and live in Santa Rosa County and you still draw FL056. Report to Corry Station and live in Destin and you still draw FL064, while paying Destin prices.

Does my BAH change if I live in a different county?

In privatized housing, yes. You keep drawing it and assign it to rent, normally by allotment, capped at your allowance, and where the community sets rent below BAH you keep the difference. Only government-owned quarters pay no BAH at all. Utilities are handled separately through the Resident Energy Conservation Program.

Do I keep my BAH if I live in base housing?

Annually, effective 1 January. Any BAH figure you find should carry the year it applies to. The rates on this page are the 2026 rates, taken from the Defense Travel Management Office data file.
