What Hurlburt Field is
Hurlburt sits five miles west of Fort Walton Beach and 40 miles east of Pensacola, in Okaloosa County. Officially it is Eglin Auxiliary Field No. 9. It has been home of the Air Commandos since 1961.
It hosts Headquarters Air Force Special Operations Command and the 1st Special Operations Wing — two groups and 22 squadrons flying the AC-130J Ghostrider, MC-130J Commando II, U-28A and MQ-9 Reaper. The 1 SOW alone runs about 7,900 military and 1,700 civilian personnel.
Counting everyone, roughly 21,200 people are on base daily: 7,628 active duty, 1,857 civilians, 9,601 family members, 1,108 reservists and 1,028 contractors, across 46 partner units from five major commands including the 24th SOW, 492d SOW and 505th Command and Control Wing.
Your BAH area is not Pensacola's
Hurlburt is FL056 — the Eglin AFB military housing area. Not FL064.
This catches people out. The two clusters sit about fifty miles apart on the same highway and they pay different rates. BAH follows your duty station, not your house — live in Navarre and report to Hurlburt, and you still draw FL056.
Run your pay grade and duty ZIP through the DTMO BAH rate lookup before you set a budget. And ignore anything you read about a "Fort Walton Beach FL023" housing area — no such code exists.
Where to live
Mary Esther is right outside the gate and gives you the most for your BAH. Multiple beach access points, marinas and parks, and it feels like a real neighborhood rather than a tourist zone.
Fort Walton Beach offers more nightlife, dining and amenities than the quieter communities, plus a strong rental market when you PCS out. Okaloosa Island has good beach access without Destin prices. It is the most popular area for E-4 through E-7 families.
Navarre is quieter and coastal — beaches and a pier, then quiet streets when you head home. Holley by the Sea is a 4,700-home community with family amenities. It sits between Hurlburt and Pensacola with access to both job markets, and it is in Santa Rosa County.
Niceville and Valparaiso trade a slightly longer drive for the strongest schools in the area and bay-front living.
Crestview is the value play — the most space for your dollar on the Emerald Coast, 25 to 40 minutes out.
Schools
Okaloosa County is A-rated and holds the district-level Purple Star designation — one of only five Florida districts with it.
Fort Walton Beach High has solid academics and strong sports. Choctawhatchee High runs an IB program. Niceville Senior High ranks among the top schools in Florida, and Collegiate High at Northwest Florida State College reports 100 percent college readiness.

What Florida costs
No state income tax. Your military pay, retirement and VA disability are untouched at the state level.
The homestead exemption is $51,411 for 2026 — apply by March 1. Save Our Homes then caps assessed growth at 2.7 percent, and you can port up to $500,000 to your next Florida homestead. A veteran with a total and permanent service-connected disability is exempt from homestead property tax entirely under Florida Statute 196.081.
If you are arriving in 2027, read this. Amendment 3 is on the November 3, 2026 ballot. If it passes, the non-school homestead exemption rises to $150,000 in 2027 and $250,000 in 2028 — but anyone becoming a Florida resident on or after January 1, 2027 gets only the existing $50,000 and does not qualify for the larger exemption until January 1 of their fifth year. Timing matters more than people expect.

Insurance is the real cost here
In Florida, insurance decides more deals than the mortgage rate does. Average in-force premiums including wind ran $3,889 in Okaloosa County as of March 2026, per the Florida Office of Insurance Regulation.
Get a wind mitigation inspection — state law requires insurers to credit wind-resistant features, it runs roughly $85 to $125, and it is valid up to five years. Note the form was revised: OIR-B1-1802 revision 04/26 took effect April 1, 2026, replacing a version in use since 2012.
And know the roof rule. Under Florida Statute 627.7011, an insurer cannot refuse to write or renew solely because of roof age if the roof is under 15 years old. Past 15, you are entitled to an inspection first, and if it shows five or more years of useful life remaining, roof age alone still is not grounds for refusal.
